Our goal is to make your investment profitable and trouble free. We keep your property rented at top market rates to tenants who care about your property as you do. Our tenants know what is expected of them. We provide firm and courteous enforcement of tenancy rules, as well as reliable and business like collection of rents. 

 

About Our Services

With the understanding that individual needs will vary and the terms of particular management agreements will change accordingly, the following list of services are provided:

 Advertising and Showing of Rental Properties

Ø      We advertise in several websites including our company website’s featured rental, Craigslist and Kijiji.  MLS is available for an additional fee.

Ø      We display an attractive FOR RENT sign on your property.

Ø      We meet and show your property to qualified prospects pointing out the attractive features.

Ø      We also do our best to re-rent your property before the old tenant moves out.

Ø      We are available for showing properties M-F 9-5 and after hours by appointment including Saturdays and Sundays. 

Prospective Tenants

We carefully screen prospective tenants for your property and perform all of the following:

Ø      All prospective tenants must complete a rental application. This charge is paid by the tenant.

Ø      Credit checks are performed through major credit bureaus on a nationwide basis.

Ø      Income and employment history is verified with the prospective tenant's employer. The prospective tenant must exhibit job stability and sufficient income to support the rent payment.

Ø      We completely check the prospective tenant's rental history.

 

Tenant Agreements

Ø      We execute, along with the new tenant, a legally binding rental agreement with any needed addendums covering any foreseeable problem areas such as HOA rules and regulations.

Ø      We collect the security deposit and first month’s rent prior to move-in, ensuring that funds are cleared before tenant access to the property. The security deposit is then forwarded to the owner.

Ø      We explain and receive an agreements from the tenant on their responsibilities before they move in.

Ø      We review the property with the tenant and document by photo or in writing any pre-existing issues within 7 days or sooner of move-in.

We leave no doubt that rents are to be paid on time, your property is to be kept clean, HOA rules to be followed and yards are to be maintained. Any problems are to be reported to us at once.  We ensure this by having close communications with HOA, neighbors and/or repairmen. 

 Rent Collections

Ø      All rents are due on the first of the month.

Ø      A telephone reminder is given if the rent is not paid by the fifth, along with a firm email and telephone calls from the office.

Ø      A 3-day notice to pay or quit (eviction notice) is served if rent is not in our office by the fifteenth (15th). Most tenants are conscientious about paying rents, and rarely is this extreme measure necessary. The 3-day notice normally results in the rent being brought in the next day, rather than an eviction.

Ø      Rents are deposited to the closely monitored Trust account and forwarded to allocated parties.  You may choose for us to forward rent directly to your account, a mortgage payment, HOA dues, any repair costs or property management fees. 

 

Maintenance, Repair and Cleanings

Ø      We prepare vacant properties for occupancy quickly, performing any cleaning or minor repairs that may be necessary.

Ø      We use proven, reliable workmen who perform repairs quickly, and at reasonable prices.

Ø      We contact additional service quotes to ensure you get the best pricing for repairs. 

Ø      We contact your insurance to confirm any coverage and coordinate appointments between tenant, insurance adjusters or repairmen.

Ø      We contact you for your authorization before performing repairs.

 

Record Keeping and Administration

Ø      Our records ease your tax preparation chores by providing accurate documentation and work with your CPA should they need further information. 

Ø      You receive a monthly statement of income and expenses for each property we manage for you.

Ø      A separate trust account record, as required by law, is maintained for each of our managed properties.

Ø      All original invoices for work performed are sent to you directly. 

Ø      If you wish, we pay mortgage payments, utility payments, and maintenance bills. Many property owners prefer to make their own mortgage payments.

 

Additional Services

California Golden Properties periodically surveys market rents and recommends rent increases as warranted. Your properties stay rented at top rents without incurring excessive vacancies
